What is "WPI?"

Wintergreen is a resort owned by property owners of Wintergreen through their elective membership in a member corporation known as Wintergreen Partners Inc., or WPI. There are two steps to membership. The first step, a passive one, conveys with the property, and is often referred to in real estate listings as "WPI." This means that a former owner has paid this first step of membership, and any future property owner can then elect to join Wintergreen Partners as an active member if and when they choose to do so. If the WPI Property Right is not included with the property, it can be added at any time, and means the property without WPI should be priced an appropriate amount below one with WPI included.

The second step of membership involves paying an activation fee, similar to a club initiation fee, and selecting an annual dues option. Benefits of membership include paying for resort usage on an annual basis, similar to joining a sports club, rather than paying for each use of the facilities. Membership can be very advantageous to those who plan to enjoy the resort facilities frequently.

Do I have to join WPI to enjoy the resort?

Wintergreen is a resort which is fully accessible to resort guests, members of the public visiting for the day, and property owners. One may either pay a daily fee to use the resort facilities, or, if an owner of a property with WPI, above, pre-pay their resort usage by activating a membership in WPI, and selecting an annual dues option. So one does not have to be a member to use the resort. Nor does a family have to activate a membership even though their property comes with WPI, or the first passive stage of membership.

Temperatures at Wintergreen

The Wintergreen Mountain Village enjoys a 7-10 degree cooler climate than Stoney Creek, nestled at the foot of Crawfords Knob in the Rockfish Valley. Summer temperatures in the warmest months average a high in the low 80's and cool down quickly at night to the low 60's. Many homeowners on the Mountain do not use air conditioning in their homes. The cool summer temperatures attract many visitors each summer from Florida, Bermuda, and other warmer areas in the South East.

Stoney Creek, at an elevation of 800 feet, enjoys mild temperatures, both winter and summer. Most residents of the Valley community are full time residents, and enjoy playing golf or other active sports on the Mountain in the summertime, as it is a 15 minute drive to the higher elevation of mountain. It is possible during the winter to ski on the Mountain during the morning, and play golf in Stoney Creek during the afternoon. Winter temperatures are generally mild in the Valley (highs in the 40's), with some spectacular warm days in the 50's or low 60's which bring everyone outside!

How large is Wintergreen?

There are 1190 condominium units at Wintergreen, and 1276 homes. Of these, approximately 900 homes are in the Wintergreen Mountain Village and the balance in Stoney Creek. There are 1148 unimproved homesites within the community.

Recent improvements

If you have not visited Wintergreen for a while, you will be amazed at all the changes! High speed chair lifts and computerized snow making equipment have treated winter visitors to some wonderful powdery conditions and extended season.

The new Discovery Ridge area offers four season fun for families with the Plunge tubing park open for a thrilling snowy slide during the winter, the Lookout lodge open for a mid slope rest and snack, and miniature golf, a rock climbing tower, and bungee trampoline and mountain bike rentals and trail rides in the summer. Even a skate board park!

Improvements to the Wintergarden Spa have made it possible to schedule a relaxing and high quality spa experience at Wintergreen. You owe it to yourself to check out the new facility!

The golf courses on the Mountain and in Stoney Creek have recently been renovated, and landscaping along the course improved.

What are the benefits of property ownership at Wintergreen?

As a property owner, you may enjoy without a fee two outdoor pools in the community, the Chestnut Springs Pool and Pavilion on the Mountain, and the Rodes Farm Pool, Pavilion and Tennis Courts in Stoney Creek. Although Lake Monocan Park is a WPI owned facility, currently property owners with the appropriate identification are welcome to use the facility without a fee. The hiking and biking trails are open to all.

Stoney Creek and the Mountain Village are part of the same community, so membership benefits and property owner privileges are the same throughout the community.
